Does every home here qualify for a USDA loan?

Every home is in an area mapped as USDA-eligible and is under $400,000. Final approval depends on the property's condition, the appraisal and your household income.
Do I really need $0 down?

USDA guaranteed loans allow up to 100% financing for qualified buyers. You may still pay closing costs, which can sometimes be negotiated or covered by the seller.
Why aren't Tupelo, Starkville or Columbus homes shown?

Those city areas are not USDA-eligible, so homes in their ZIP codes are left out. In those cities an FHA loan (3.5% down) is usually the best fit.
Are the listings up to date?

Homes were checked for sale on October 7, 2026. A home's status can change at any time, so ask before you plan a tour.
Are the monthly payments exact?

No. They estimate principal and interest only. Taxes, insurance and the annual USDA fee are extra, and your lender gives the official numbers.
